There is significant redevelopment occurring at the intersection of Matlock Road, South Cooper Street and West Pioneer Parkway. Currently under construction, in the triangular site at 711 West Pioneer Parkway is a new Advance Auto Parts. ­­­­Going back in early 2014, the property at the southeast corner of South Cooper Street and West Pioneer Parkway, where a gas station stood for many years, permitting process had begun for what would become a new McDonald’s location.

The new McDonald’s installed street trees on both South Cooper Street and West Pioneer Parkway, increased landscaping around the parking lot, around the building exterior and its drive-thru.

Some other improvements to the site include how this site addresses its neighboring properties. Previously, a wooden fence separated this site from its neighbors. Now, the fence has been removed, and this location offers access into the shopping center that surrounds it. The dumpster enclosure also shows great attention to detail. They did an excellent job of using materials that match and compliment the main building, but also paid great attention to its location. The placement uses not only the main building on its site to screen it from the public view, but also increases the landscaping around the enclosure itself to add additional screening.

This is a great example of the city’s design guidelines and ordinances in action.
